What's going on in our local market???
In April, 1,429 homes sold!  That's 194 more sales than in April 2008!  Here's what's interesting to us:
  • Average list price in April 2008 was $237,227 compared to $167,529 in April 2009
  • Average sale price in April 2008 was $222,254 compared to $157,089 in April 2009
  • Average days on market in April 2008 was 123 compared to 114 in April 2009
  • Months of inventory in April 2008 was 16.29...we now have 11.29
The year to date numbers:
  • 4,891 homes sold
  • Average sale price $161,595
  • Average % list price to sale price is 93.22%
  • Average days on market is 110
What price ranges are selling best?  The homes under $50,000 take up 15% of the market share with 741 sold year to date.  The next best selling range is tied!  There's a tie between $100,000-$119,999 and $200,00-249,999 with 467 each!  The next best range with 433 sold is $120,000-$139,999.  How's the high-end market doing?  In the $1,000,000+ range there were 27 sold year to date.  The next best high-end range was $500,000-$599,999 with 47.
